The meeting was called to order at 7:00pm.
Discussion Items and Action Items are below:
Treasurer report:
As of June 28th, only 5 households have not paid the 2022 annual dues. These homeowners
will be contacted again and be made aware they can not use the swim and tennis facilities
until the dues are paid.
We also have a good number of outside members who pay annual dues.
Speeding and stop sign violations:
We have received several complaints from homeowners about speeding. We will have
Gwinnett County perform speed tests in our neighborhood using sensors across all of our
streets. The county will provide us with statistics concerning potential speeding. When the
information is available, we can make an informed decision about potential measures to
reduce speeding.
We have also asked the Lilburn Police Department to increase patrols and to assist with
speeding and stop sign violators.
Landscaping:
Burning Bush was the previous landscape company that has gone out of the neighborhood
landscaping business. Rupert Landscaping has taken over the landscaping work.
The BOD agreed that we would issue an RFP from other landscaping companies in a
competitive bidding process.
The drainage issues on the side of the driveway to the swim and tennis area has been
repaired.
Security at our swim and tennis facilities:
We had Officer Mike Johnson of the Lilburn Police Department (LPD) do a security evaluation
of our swim and tennis facilities and our parking lot. Based on his recommendations, and
recommendations from our membership, we will do or have done the following.
• Install a large sign at the top of the driveway that indicates the swim and tennis
facilities are for members only, and their guests, when accompanied by a
member.
• Replace the existing floodlights at the pool house with motion-detection LED
lights.
• Replace the security light at the entrance gate to the pool with a bright LED light.
• Add LED lights to the pole at the tennis court to provide lighting to our parking
lot.
• Install a timer of the 4-light post in the swimming pool area.
• Contact Georgia Power about replacing the existing streetlight with LED lighting
and turn the light to provide more lighting to the parking areas.
• Evaluate installing security cameras, with appropriate signage indicating the
areas are under surveillance.
• Evaluate installing key fobs for entry to the swimming pool and tennis courts
(replace the outdated wristband system).
Tennis Courts:
There are cracks in the tennis courts. We have contacted Southeastern Tennis to get their
recommendations on repair and resurfacing as a short-term solution.
We discussed and recommended a designated capital fund to remove and replace the existing
tennis courts within the next two to three years.
Swimming pool and guest behavior:
We have made several improvements to our swimming pool as we mentioned in the last email
to our members. We recently installed two new lifeguard stands for better protection.
The Board also agreed to evaluate the need to resurface the swimming pool in the next couple
of years.
The Board reemphasized that the lifeguard staff from Positively Pools have authority to make
decisions about pool closings and unruly behavior by members and guests.
Guest behavior has become a recurring issue this summer. Below are the guest rules that
have been in place for many years.
• Guests must be accompanied by a member. No exceptions allowed.
• Guests who enter our facilities without being accompanied by a member will be asked
to leave the premises immediately. If the member is on the way, they may wait outside
the pool or tennis courts.
• Guests are allowed ONE visit per week. Members and their guests who continually
violate this policy will be subject to suspension.
We have one of the nicest pools in the county for the benefit of our membership. We must
maintain the guest policy in order to continue to have the privileges associated with our swim
and tennis facilities.

- 2020 Budget consistent to what has been in the past few years with no major changes
- A few highlighted items include: Pool maintenance and repair higher due to need of replacing pumps and winterizing of bathroom

- Financial Questions:
- Do we have an idea of the pool life?
- In good shape for a few more years. Will have pool company to continuously monitor
- What are we going to do about the pavillion concrete?
- Have done some work to shave the area down and fill in the crack to avoid the trip hazard
- Can we increase mosquito control next summer?
- We increased in 2019 and will continue to explore options to increase the coverage in 2020.
- 2020 Projects:
- Redo landscaping at the pool and tennis courts area to freshen much like the front of the neighborhood
- LED lights are on the horizon for tennis courts
- Pressure wash and paint/stain areas around pool and tennis courts
- Outside membership update from Zach Priceman
- 2019 had 68 outside members, best year for outside membership in 4 years
- Have ability to add more and will continue to look for ideas to expand outside membership to a level the HOA is comfortable

- Karen Tait and Zach Priceman were reelected to serve two-year terms
- Neighborhood Watch and City of Lilburn Crime Update from Office Mike Johnson
- Woods of Parkview continues to have few and minor issues when it comes to crime
- Addition of the camera has been a huge benefit to the neighborhood and it continues to prove its value with a decrease in crime reports
- Will address stop sign and speeding issues with increased stake outs
- Office Johnson encouraged the neighborhood to call 911 anytime there is an issue, do not approach nor try to handle a situation on your own

Woods of Parkview 2019 Annual Meeting Minutes Sunday, January 26
Meeting was called to order at 4:00 PM by Emil Powella, HOA Board President with enough proxies and attendees for an official meeting.
Emil Powella started by introducing the board - Duane Stanford, Karen Tait, Blaise Wannemacher and Zach Priceman
Emil Powella thanked all of the neighbor volunteers that helped throughout the year with the numerous projects and activities
Karen Tait, HOA Board Treasurer, gave a financial recap of 2018 and overview of where the neighbor stands for 2019
○ The HOA continues to be in good financial standings and has a strong capital expenditure account for any unforeseen major projects
Duane Stanford, HOA Board Vice President, gave an overview of the 2019 pool season
○ HOA will continue to use Positively Pools and has agreed to a two-year contract
○ No changes to the pool hours but there will be some shuffling of guard hours to accommodate the peak hours at the pool
○ There are a few projects that must be completed before pool season including some work to the pool deck area
Blaise Wannemacher, HOA Board Secretary, gave a review of the 2018 projects and 2019 plans
2018 Updated the kitchen/concession stand at the pool for better functionality for both the swim team and membership.
Pool fence and gates installed and removal of the baby pool fence
Resurface of the tennis courts
2019 Planned Projects:
Removal of trees around pool for better sun during late hours and cleanliness of the pool deck
Discussion of tennis court lights continues
Duane Stanford gave an overview of the new license plate camera at the front of the neighborhood and how homeowners can request footage should there be an incident at the their home.
Zach Priceman, HOA Board Member, gave an update of the 2018 outside membership
○ 47 outside members in 2018
Officer Mike Johnson, Lilburn Police Department, gave an overview of the neighborhood watch and the past 6 months crime report for the area
○ Office Johnson continued to praise the Woods of Parkview homeowners and HOA for their continued awareness to issues in the neighborhood
○ The addition of the camera will continue to help the decrease in crime activity as well as allow the Lilburn PD to further investigate any incidents
○ He encouraged everyone to use the resources of the Lilburn PD

2013 WOPHA Enhancement Projects

Dear Woods of Parkview Members:
Your elected Board of Directors has completed a number of enhancement projects this year. Thank you to all who have contributed to this work and offered suggestions. The directors also thank each of you for your timely dues payments, which made these improvements possible. Highlights:
Landscaping -- Hired a new, professional company to maintain grounds. Spread roughly 400 bales of pine straw. Added various other ground cover to pool, tennis courts and front entrance that will be attractive and low-maintenance, reducing long term costs of pine straw.
Pool House -- Added a ceiling to finish the inside of the facility, enclosing the exposed rafters for a clean, sophisticated look. Replaced facia boards and gutters. Added gutter guards and vented soffits to the exterior. Repainted wood trim.
Tennis -- Replaced the court fence and repainted the fence posts and overhead lights for a quality look. Woods is one of the few swim-tennis communities in our area. Such facilities add value to our individual properties, as they are attractive to new families.
Diving Board -- Replaced the spring board and ladder after cracks were discovered. Professionally refinished the stand. Woods of Parkview is one of the few neighborhood pools that can boast having a midrise professional diving board. This board is now set for another 20 years or more of service.
Parking -- Laid and leveled new gravel for the parking lot, protecting against erosion and providing a neat look.
Social -- Reintroduced a pool party for adults to socialize and get to know other members better.
Future Projects under consideration:

Rehab tennis court viewing platforms.
Permanent landscaping and fence rehab at entrance.
Playground relocation.
